Introduction: Pinyon is a sophisticated 8,000-square-foot tenant improvement that transforms a three-level shell into an elevated, design-forward restaurant experience. Delivered on a 24-week schedule, the project balances refined craftsmanship with complex construction requirements. Featuring two custom bars, a handcrafted wood storefront, and premium imported materials, Pinyon was built to deliver both visual impact and operational performance. From advanced kitchen infrastructure to artisan finishes throughout, the space reflects a modern hospitality concept rooted in quality, durability, and atmosphere.
Elevated Tenant Improvement Design: Pinyon’s buildout showcases a seamless blend of architectural detail and technical execution across three levels. The design emphasizes material richness and vertical flow while integrating demanding mechanical, electrical, and plumbing systems without compromising aesthetics.
Dual Custom Bars as Design Anchors: The restaurant features two full-service bars, each highlighted by custom brass shelving and bespoke detailing. These bars serve as focal points within the space, combining durability with a refined, high-end presentation that supports high-volume service.
Premium Finishes and Imported Materials: High-end materials define the guest experience throughout Pinyon. Imported marble flooring from Portugal grounds the main levels in elegance, while terrazzo flooring on the third floor adds durability and visual texture. Venetian plaster ceilings by Hopper Finishes bring a handcrafted, European-inspired finish that elevates the overall ambiance.
Efficient Coordination and Delivery: Completed within a 24-week schedule, the project required tight coordination across trades and suppliers, including specialty fabricators and international material sourcing. Strategic scheduling and proactive project management ensured milestones were met while maintaining exceptional quality standards.
Functional Enhancements:
Advanced Kitchen Exhaust Systems: Water-wash kitchen exhaust hoods were installed to support a high-performance culinary operation. These systems enhance fire safety, air quality, and long-term maintenance efficiency while meeting stringent code requirements.
Optimized Vertical Circulation: With three operational levels, the project required careful planning of vertical circulation, utilities, and service pathways. Mechanical and structural coordination ensured smooth operations across floors without disrupting guest flow.
Custom Storefront Construction: The exterior features a custom wood storefront that sets the tone before guests enter, blending natural materials with modern detailing to create a strong street presence and brand identity.
Integrated MEP Systems: Robust mechanical and electrical systems were designed to support the restaurant’s operational demands while maintaining energy efficiency. Thoughtful routing and concealment preserve clean sightlines and architectural intent throughout the space.
